For investors seeking a steady stream of monthly income, real estate investment trusts (REITs) that pay dividends on a monthly basis emerge as a compelling financial strategy.
REITs' average return
Return a minimum of 90% of taxable income in the form of shareholder dividends each year. This is a big draw for investor interest in REITs. Invest at least 75% of total assets in real estate or cash.
While a 90% annual dividend payout is required by law and IRS regulation, different REITs pay on different schedules within that requirement. How often are REIT dividends paid? Law requires that REITs pay required dividends at least once annually; however, many REITs pay quarterly or monthly.
Since REITs are required by the IRS to pay out 90% of their taxable income to shareholders, REIT dividends are often much higher than the average stock on the S&P 500. One of the best ways to receive passive income from REITs is through the compounding of these high-yield dividends.
$3,000 X 12 months = $36,000 per year. $36,000 / 6% dividend yield = $600,000. On the other hand, if you're more risk-averse and prefer a portfolio yielding 2%, you'd need to invest $1.8 million to reach the $3,000 per month target: $3,000 X 12 months = $36,000 per year.
To generate $5,000 per month in dividends, you would need a portfolio value of approximately $1 million invested in stocks with an average dividend yield of 5%.
In a market that generates a 2% annual yield, you would need to invest $600,000 up front in order to reliably generate $12,000 per year (or $1,000 per month) in dividend payments.
Dividend-paying Stocks
Shares of public companies that split profits with shareholders by paying cash dividends yield between 2% and 6% a year. With that in mind, putting $250,000 into low-yielding dividend stocks or $83,333 into high-yielding shares will get your $500 a month.

Because you're smart, you may be asking yourself, What happens if the short-term interest rate goes up? Any increase in the short-term interest rate eats into the profit—so if it doubled in our example above, there'd be no profit left. And if it goes up even higher, the REIT loses money.
How long do you have to hold a REIT?
There is no minimum holding period on public REITs for retail investors. Probably some large ones have market makers that day trade. Large Caps REITs are the most likely to provide liquidity. Real Estate ETFs are likely to provide more.
Lack of liquidity -- Once you invest in a private REIT, it can be difficult to cash out. Whereas publicly traded REITs allow you to sell shares instantly whenever the market is open, the same isn't true for private REITs.
Reinvesting REIT dividends can help retirement savers grow their portfolio's investment, and historically steady REIT dividend income can help retirees meet their living expenses.
Distributions from REITs can provide income flow, but the income is considered taxable in the eyes of the IRS.
At that rate of return, a monthly investment of $300 in REITs would grow into $1 million in about 30 years. If you invested more money into REITs or those producing a higher average annual return, you could become a millionaire even faster.
Bottom Line. If you can invest $200 each and every month and achieve a 10% annual return, in 20 years you'll have more than $150,000 and, after another 20 years, more than $1.2 million. Your actual rate of return may vary, and you'll also be affected by taxes, fees and other influences.

How to make 3k a month in dividends?
Invest in Dividend Stocks
The average dividend yield for stocks in the S&P 500 index is around 2%. To generate $3,000 per month in dividends at a 2% yield, you would need a portfolio of dividend stocks worth $1.8 million. While this may seem out of reach for many, you can start small and build your portfolio over time.
However, the investment amount required to produce the desired income is considerable. To make $2,000 in dividend income, the investment amount and rate of return must be $400,000 and 6%, respectively. If the rate is lower, say 4%, the upfront investment is $600,000.
If you invested $500 a month for 10 years and earned a 6% rate of return, you'd have $81,940 today. If you invested $500 a month for 10 years and earned an 8% rate of return, you'd have $91,473 today.
If you want to bring home an average of $100 per month ($1,200/year) in super safe dividend income, simply invest $13,800 (split equally, three ways) into the following ultra-high-yield stocks, which sport an average yield of 8.71%!
Dividends can be classified either as ordinary or qualified. Whereas ordinary dividends are taxable as ordinary income, qualified dividends that meet certain requirements are taxed at lower capital gain rates.
